How Do the June 2026 Victoria Real Estate Market Statistics Affect the Value of Your Home?

Every month, the Victoria Real Estate Board releases market statistics that provide a snapshot of what's happening across Greater Victoria. While the headlines can be interesting, many homeowners ask the same question:

"What do these numbers actually mean for my home's value?"

The short answer is this: market statistics provide valuable context, but they don't determine the value of your home on their own.

What Happened in June?

According to the Victoria Real Estate Board, 719 properties sold in June 2026, almost unchanged from May but down 5.5% compared to June of last year. Single-family home sales remained relatively stable, while condominium sales declined and townhouse sales increased. Inventory also remained elevated, giving buyers more choice than they've had in several years.

This means we're continuing to see a balanced market with healthy inventory and steady buyer activity.

Does More Inventory Lower My Home's Value?

Not necessarily.

An increase in the number of homes for sale creates more competition, but it doesn't automatically reduce the value of every property.

Homes that are well priced, professionally marketed, and presented in excellent condition continue to attract strong interest.

Properties that are overpriced or poorly presented are simply taking longer to sell.

Why Every Home Is Different

No two homes are identical.
